Beyond Strata is a professional owners corporation management firm that was founded on overarching principles of professionalism, honesty, integrity, openness and transparency. We strive to continually improve our people, culture, technology and processes improving our firm’s ability to provide the highest level of service possible to our clients.

Our Experience

Our team has over 10 years of extensive strata management experience from small owners corporations through to the management of medium density, high rise inner city buildings and master planned communities around Victoria. We are licensed professionals through the Business License Authority and carry Professional Indemnity Insurance.

Carrying the burden of working with a messy Strata property manager goes against the very essence of your investment decision. This is why our approach is to put you in the driving seat by continually improving our technology offering and people with a clear focus to provide a high level of service while reducing cost using cutting edge technology.

STEP 1: ASSESS CURRENT STATE AND STRATA PRACTICES

A high-level assessment of all the core elements of the owners corporation: key stakeholders (committee, members, suppliers), information & records, scope of services, financial, insurance, compliance. Understanding of the common areas and its conditions and risks within each common area, methods of communication, overall financial health, committee and member engagement/satisfaction, legislative compliance, status of meetings and incident management.

STEP 2: PREPARE A STRATA MANAGEMENT PLAN

Preparing a document that broadly outlines the principles and mandated requirements for undertaking strata management across the owners corporation. Includes a long-term plan with a set of KPIs required to provide a defined level of service in the most cost effective way.

STEP 3: IMPLEMENT STRATA MANAGEMENT PRACTICES

Strata Management practices establish and implement ways that integrate people, culture and capacity. The implementation of these practices are guided by the Strata Management Strategy and actions in Strata Management Plans.

STEP 4: MEASURE AND REPORT

Annual and financial reports including strata management objectives, KPIs and outcomes identified in the Strata Management Strategy and Strata Management Plans. Reporting demonstrates measurable progress in implementing the process and achieving outcomes that contribute to Sustainable Service Delivery.
